Dubai luxury property sales: the twelve months to August 2026
The Dubai Land Department registered 2,753 home sales at AED 10 million or more between September 2025 and August 2026, for AED 62.0 billion between them. They were 1.7% of the 163,295 homes sold in the city over the same months, and 17% of the AED 357.9 billion those homes sold for.
Against the twelve months before, the count is down 2.7%, from 2,829, while home sales at every price are down 4%. The total hides two halves that moved apart: from September 2025 to February 2026, sales at this level ran 40.3% ahead of the same months a year earlier, and from March 2026 to August 2026 they ran 33.7% behind.

The whole market moved the same way, by less. Home sales at every price were 17.5% ahead of the year before from September 2025 to February 2026, and 24.2% behind it from March 2026 to August 2026, against 40.3% and 33.7% at AED 10 million and above.

By price band
1,272 of the 2,753 sold for less than AED 15 million, the largest of the five bands, and 178 for AED 50 million or more. Against the year before, sales rose in AED 30M to 50M (345 from 287) and AED 50M and above (178 from 169); they fell in AED 10M to 15M (1,272 from 1,304), AED 15M to 20M (522 from 529) and AED 20M to 30M (436 from 540).

Where they sold
Palm Jumeirah leads with 388 sales at AED 10 million or more, 31% of every home sold there, and 198 of them at AED 20 million or more. Business Bay (179), Dubai Harbour (164), Downtown Dubai (158) and La Mer (149) follow. The fifteen communities below account for 73% of all sales at this level; 70 communities registered at least one.
Jumeirah counts the sales the register files in Jumeirah without naming a master community; La Mer and the Dubai Water Canal are counted on their own.

What it cost per square foot
The median price per square foot of the sales at AED 10 million and above, community by community, wherever at least 10 sales of the type sit behind the figure. Apartment medians run from AED 10,984 on Jumeirah Bay Island to AED 3,230 in City Walk; villa medians from AED 4,929 on Palm Jumeirah to AED 1,094 in The Villa. The two ladders are not one scale: a villa’s price buys land and garden as well as floor area, so its rate per square foot does not measure the same thing as an apartment’s.

Villas and apartments
Apartments made 1,687 of the 2,753 sales, up 2.4% on the year before; villas made 1,066, down 9.8%. At this price they are two different markets: 79% of the apartment sales were registered off plan, against 24% of the villa sales, so the AED 10 million apartment is most often a unit in a tower still being built, and the villa most often a finished home.

The most traded developments
The ten developments with the most sales at AED 10 million and above. A development the register files in phases or towers is counted once. Solaya in La Mer leads with 129 sales at a median of AED 27.7M, ahead of Passo by Beyond (104) and Lunaya (91). Eight of the ten sold every unit counted here off plan.

Methodology and limitations
Every figure on this page is computed from the Dubai Land Department’s register of real estate transactions, exported on 3 September 2026; the newest sale in it is dated 2 September 2026. The report covers the twelve full calendar months from 1 September 2025 to 31 August 2026 and sets them against the twelve months before, from 1 September 2024 to 31 August 2025. The part month the export was cut in is not counted.
A sale is a registration of a home changing hands: completed sales, off-plan sales (registered when the contract is signed, not at handover), delayed sales and sales on a payment plan. Lease-to-own registrations, mortgages, gifts and a developer’s own development registrations are not sales to a buyer and are left out. A home is an apartment (the register’s “flat”) or a villa; plots, whole buildings, offices, shops and hotel apartments are left out. A sale counts at AED 10 million or more of registered price, unadjusted for inflation.
Registrations whose area or price per square foot cannot belong to one home, outside 150 to 50,000 square feet or AED 100 to 30,000 per square foot, are removed, as they are on the sold-price pages. Over the twelve months that removed 7 registrations at this price level, and the procedure rule above another 24.
A community is the master community the register names on the sale, such as Dubai Harbour, Jumeirah Islands or La Mer. Where it names none, the sale is counted in the community the sold-price pages use for its Land Department area. The Land Department’s own areas are wider survey districts (Marsa Dubai holds Dubai Harbour, Bluewaters Island and Dubai Marina), so a community’s figure here can differ from its sold-price page, which also covers every price and a different period. A community name links to its sold-price page only where both describe the same sales, and otherwise to its area guide where one is written.
Price per square foot divides the registered price by the registered area. Medians are used throughout, so one unusual sale cannot move a figure, and a median per square foot is printed only with at least 10 sales behind it. A registered price is what the parties declared to the Land Department, not a valuation. The register is a live record, so a later export can differ, most of all in its latest months. Figures describe what sold; they do not forecast.
Figures are computed from the register as exported on 3 September 2026. The page is a snapshot: it changes only when the figures are recomputed from a newer export.
