Based on 2,361 Dubai off-plan projects tracked as of 20 July 2026, this report maps where the market's supply actually sits: which master communities carry the most projects, how much of each area's stock is still ahead of handover, and what it costs to get in.
The twenty communities below account for 1,471 projects, 62% of all tracked Dubai supply. Jumeirah Village Circle leads outright with 236 tracked projects, while Dubai Islands carries the largest forward pipeline: 139 projects still due to hand over.

What the distribution shows
Dubai's off-plan supply is not evenly spread. High-density apartment districts dominate the project count: Jumeirah Village Circle alone holds 236 tracked projects with a median entry of AED 716K. At the other end of the price spectrum sits Dubai Land, where the median tracked project starts at AED 2.80M.
The cheapest of the busiest areas is Dubai Land Residence Complex, with a median starting price of AED 659K and entry from AED 363K. The gap between the cheapest and most expensive median in the top twenty spans roughly 4x, which is why area-by-area comparison matters more in Dubai than city-level averages.

Methodology and limitations
Areas are master communities as stated in each project's published location (for example "Jumeirah Village Circle" or "Dubai Islands"), not sub-communities or building names. "Pipeline" counts projects whose developer-stated handover date is in the future. Price columns use only the 2,220 Dubai projects that publish a starting price; projects without one are excluded from price figures, never estimated.
Figures are computed directly from the Luxury Located project catalogue as of 20 July 2026 and refresh as the catalogue is updated. The catalogue is a broad, continuously maintained record of publicly marketed off-plan projects; it is not a register of every project in the emirate, and developer-stated dates, prices and payment plans can change after publication. Where a project does not state a value, it is excluded from that calculation rather than estimated.
