Dubai Science Park is a TECOM business district on the Al Barsha South fringe, set between Umm Suqeim Road and Sheikh Mohammed Bin Zayed Road with Arjan on one side and Dubai Hills Estate across the road. It was established as a cluster for life sciences, pharmaceuticals and environmental companies.
The residential half is newer and is what most buyers are looking at: mid-rise and high-rise apartment blocks on plots along the district's edges, studios through three-bedrooms, built by a range of mid-market developers over the last decade. There are no villas within the district itself.
It suits an investor or an end user who wants a new apartment on the good side of Al Barsha, minutes from Mall of the Emirates and Dubai Hills, at a price well below either. It suits less well anyone who wants a self-contained community with its own centre: this is a business park with residential blocks around it, not a village.

Living in Dubai Science Park
Everyday life is a short drive rather than a walk. Umm Suqeim Road puts Al Barsha, Mall of the Emirates and the Jumeirah coast within ten to twenty minutes outside peak, which is why the location is the district's strongest card. Within the district there are supermarkets, clinics, pharmacies and cafes at ground level, but no promenade, park or high street to walk to in the evening.
Service charges are low to moderate and the buildings are recent, so maintenance backlogs have not yet appeared, though the developer's reputation matters because standards vary building by building. Construction remains active on several residential plots and on the Arjan side, so views and quiet are both worth verifying against approved plans before you buy.

The end users are couples and small families who work in Barsha, Media City, Internet City or the healthcare cluster, and who want a modern apartment within striking distance of Mall of the Emirates.
The tenant market is the district's real strength: proximity to Al Barsha and Dubai Hills means demand comes from people who would rent there if it were cheaper, so occupancy is high. Resale competes directly with Arjan and Al Barsha South, both of which keep adding supply, so pricing has to be argued from current comparables.
