Business Bay

Business Bay holds the widest price ladder in Dubai on a single postcode. Our catalogue lists 75 off-plan projects here, from an apartment at AED 955,500 to a residence at AED 43,330,140, and the median project starts at AED 2,658,941. The district has 35 developers building in it at once, the highest count of any prime Dubai area we cover, which means the name on the hoarding tells you more about the product than the address does. Damac, Binghatti and Select Group account for 28 projects between them. Omniyat, Sankari and Kappa Acca account for eight, and those eight own the top of the ladder rather than the middle of it.

The branded tier is what separates Business Bay from the rest of central Dubai. The Lana opened on the canal under the Dorchester Collection, Vela Dorchester Collection and Vela Viento follow it through 2027, the Ritz-Carlton Residences are contracted for mid 2027 and the Waldorf Astoria Residences for the end of 2029. Four internationally branded schemes on one canal frontage is not a pattern any other Dubai district currently repeats. Below them, the same district sells one-bedroom stock to investors at a fraction of the rate.

Two things matter about timing here. The first is that Business Bay is not an empty district awaiting delivery: 37 of the 75 projects are already complete and 38 are under construction, so a buyer is choosing between finished stock, a 2026 handover and a 2027 handover rather than committing to a masterplan. The second is that the district is thinner than it looks. 33 projects are marked sold out and a further 0 may be, which leaves 42 genuinely open. Deliveries cluster hard in 2026 and 2027, at 21 and 19 projects respectively, and fall away sharply after that. If you want a canal-facing address on a 2026 or 2027 key date, the shortlist is already short.
