Grand Polo Club and Resort, which Emaar writes Grand Polo Club & Resort, is Emaar's equestrian community, unveiled on 23 April 2025 and planned around a Green Core of three polo fields, private stables, a riding school and a clubhouse. Emaar gives the masterplan 5.54 million square metres, 1.59 million of them open space, in 22 residential clusters; its community page counts 5,599 residences and its launch release more than 6,600. Emaar places it minutes from the planned expansion of Al Maktoum International Airport, among its other masterplans The Oasis and The Heights Country Club & Wellness, and the Land Department files its sales in the area Dubai Investment Park Second.

The homes are sold in collections, villas of three to five bedrooms by Emaar's account, with townhouses in the newest. Montura has villas of four and five bedrooms, Montura 2 of three and five and Montura 3 of four and five. Chevalia Fields, at the edge of the Green Core, and Chevalia Estate 2 have villas of four and five bedrooms, and Chevalia Estate villas of five bedrooms on the periphery of the Green Core; Selvara, Selvara 3 and Selvara 4 have four-bedroom villas. Equestra, Equiterra and Equiterra 2 are townhouses of three and four bedrooms, the first two with some five-bedroom residences. None of Emaar's pages states a handover date.

It suits a buyer who rides, or who wants a new villa or townhouse beside polo fields and stables in an Emaar masterplan, and is comfortable buying well ahead of completion. It suits less well anyone who needs a home soon or a resale record to price against: the first sales were registered in May 2025, and much of what has sold is registered as land.

Living in Grand Polo Club and Resort

The Green Core is the point of the place. Emaar puts the polo fields and stables at 340,000 square metres together, with room for 180 horses, jumping arenas, dressage facilities and a riding school, and gives the clubhouse 5,600 square metres of floor area, a rooftop infinity pool overlooking the fields and food and beverage outlets, finished in custom-made clay breeze blocks derived from the horseshoe. Around them it lists the Galloping Fountain, floral gardens, football and padel courts, mini golf, a forest walk and a dog park, and 1.56 million square metres of mixed-use floor area. These are plans from the April 2025 launch, and Emaar's pages give no completion dates for them.

Emaar measures the location in drive times: Al Maktoum International Airport 5 minutes away, Dubai Hills Estate and Dubai Hills Mall 20, Dubai Marina 28 and Downtown Dubai and The Dubai Mall 35. Its list names no Metro station. The rated schools below are three of those KHDA lists in Dubai Investments Park; KHDA gives no distances, so time the school run before you buy.

Who buys in Grand Polo Club and Resort

The register first recorded a sale here on 20 May 2025, less than a month after the unveiling, and 2,579 sales by the end of that year: 1,646 registered as land, in the Montura, Chevalia and Selvara collections, where the register shows the plot rather than the villa planned on it, and 933 as off-plan homes in Equiterra, Equiterra 2 and Equestra, all of three or four bedrooms. In 2026 to early September it recorded 361 more, 322 of them in those three collections.

The median recorded price of a three-bedroom home in those three collections was AED 3.61 million in 2025 and of a four-bedroom AED 4.74 million, and both held in 2026, at AED 3.61 million and AED 4.76 million; the land-registered sales had a median of AED 7.14 million in 2025. Ask Emaar for the completion date and the payment schedule in writing, ask what the title deed will cover where a sale is registered as land, and pay only into the project's escrow account. Emaar's own figures for the size of the plan differ, 5,599 residences on its community page against more than 6,600 in its launch release, so ask what is planned around the plot.

Can foreigners buy property at Grand Polo Club and Resort?

The records point that way, but confirm it for the specific home. Every Grand Polo record in the Land Department's 2026 transaction data, to early September, is marked freehold. In Dubai, foreign ownership is permitted in areas designated as freehold under Regulation No. 3 of 2006, and title deeds are issued by the Land Department. Before paying a deposit, ask the Land Department to confirm that the plot or home can be registered to a foreign owner.

When will Grand Polo Club and Resort be completed?

Emaar's pages do not say: none of its pages for the collections, from Montura to Equiterra 2, states a handover date, and the first sales were registered in May 2025. Ask for the completion date in the sale contract, and pay only into the project's escrow account, the bank account of the project into which buyers' payments for homes sold off the plan are deposited.
