Jumeirah Bay Island is a private island that Meraas built off Jumeirah Beach Road, shaped like a seahorse and reached by a road bridge that Meraas puts at about 300 metres. Meraas gives its size as roughly six million square feet, and it holds two things: Bulgari Resort Dubai with the Bulgari Marina and Yacht Club, and a limited number of private homes. Meraas spells it Jumeira Bay, and the Dubai Land Department files it as Island 2, under the master project Jumeira Bay.
Meraas has sold out its own launches here, so its homes now come up mainly as resales. Its collections are the Bulgari Resort and Residences, the Bulgari Marina Lofts, Villa Amalfi, the Bulgari Ocean Mansions and the Bulgari Lighthouse. The resort's apartment buildings appear in the register as BV Residences 1 to 6, and the Land Department also registers a group of villas as BV Mansions. Villa Amalfi is a group of three to five-bedroom villas in the middle of the island. The seven Bulgari Ocean Mansions are five-bedroom houses of nearly 10,000 square feet with an over-water design on the northern shore; Dubai Holding, Meraas's parent company, announced their handover in December 2024. The Bulgari Lighthouse, a 27-storey tower of penthouses under a three-level Sky Villa, is under construction. There are also plots sold as land, and Lamar Development's Sea Mirror, a collection of 18 homes, is being developed on the island.
It suits a buyer who wants a private island address on the old Jumeirah coast, with a Bulgari resort next door, and who is paying for scarcity rather than space. It suits less well a family that wants schools and shops within walking distance, or an investor who needs to sell quickly: with so few homes, whole buildings here go months without a registered sale.

Living in Jumeirah Bay Island
Daily life is quiet and private. Meraas describes the island as gardens, private beaches and quiet boulevards, and for the Bulgari-branded homes the resort supplies most of what there is to do: Meraas says Lighthouse residents use the neighbouring resort's facilities, and lists a marina and yacht club, pools, restaurants and a spa with seven treatment rooms. Villa Amalfi has its own pool, tennis and basketball courts, gym, children's play area and 12,500 square metres of parks open only to its residents. Owners in the other collections should not assume access to the resort or its beach: confirm what the owners' association or operator terms include and what it costs. Meraas lists no school, supermarket or clinic on the island, so plan on the school run and the weekly shop going back over the bridge.
The island is not finished. When Meraas awarded the AED 850 million construction contract for the Bulgari Lighthouse in September 2024, completion was scheduled for the second quarter of 2027. At the last update Meraas published, from a June 2026 inspection, the structure was complete and the developer put the building at 59 percent finished overall; the regulator's RERA figure, from an earlier inspection, was lower at 53 percent. Sea Mirror is still in development and plots still change hands as land. Before buying a finished home, ask what is planned on the neighbouring plots and when it will be built. Before you make an offer, ask for the current service charges: the building's budget for an apartment, the master community charge for a villa, mansion or plot, and any operator or hotel service fees a Bulgari-branded home carries on top.

Who buys in Jumeirah Bay Island
Recent Land Department transaction records for the island are marked freehold, and Dubai's Regulation No. 3 of 2006 lets foreign nationals own freehold property outright in the areas designated for it, with a title deed from the Land Department. Before you pay a deposit, confirm with the Land Department that the specific unit or plot can be registered to a foreign owner. The case for buying here is the case for living here: a private island a bridge away from Jumeirah, a Bulgari-branded home next to the resort, and a beach, on an island with room for only a limited number of homes. Plot buyers should also check the master developer's design controls and any construction deadline before committing.
The register shows how the market works. Plots have traded as land every year since 2014, apartments in BV Residences and villas registered as BV Mansions since December 2017, Villa Amalfi since 2019 and the Bulgari Lighthouse, off plan, since January 2023. The sale figures on this page count apartments and villas only, not plots, and sales are few enough that one transaction can move the three-month median a long way. For the same reason the page shows no trend: it needs five sales in each of two consecutive three-month windows, and the island has not had that many since the middle of 2025. The Land Department files Jumeirah Bay Island as Island 2, with Jumeira Bay as the master project, and lists the resort's apartment buildings as BV Residences 1 to 6, alongside Villa Amalfi, BV Mansions, Bulgari Ocean Mansions and Bulgari Lighthouse Dubai. Search the register and read a title deed under those names; a search for the marketing name may not find them, so confirm which registered building a unit is in.
Is the Bulgari Lighthouse finished?+
Not as of September 2026. Meraas awarded Dutco Construction the AED 850 million contract in September 2024, with completion scheduled for the second quarter of 2027. Meraas's latest published figures, from a June 2026 inspection, showed the structure complete and the building 59 percent finished overall by the developer's own count; the regulator's RERA figure, from an earlier inspection, was 53 percent. A purchase before handover is an off-plan resale, so check what remains to be paid to the developer and what the sale contract says about the completion date and delays. Reselling off plan normally needs a no-objection certificate from the developer, which often requires a minimum share of the price to be paid first, so confirm the transfer conditions with Meraas.
How do you get to Jumeirah Bay Island?+
By road over the bridge from Jumeirah Beach Road, which Meraas puts at about 300 metres. Most Land Department records give Business Bay, on the Red Line, as the nearest Metro station, and some give Burj Khalifa/Dubai Mall; both are on the mainland, a drive away. The Dubai Metro Gold Line, approved in April 2026, is planned to run via City Walk and Business Bay, with its inauguration scheduled for 9 September 2032.
