La Mer is Meraas's beachfront master community in Jumeirah 1: a marina district of apartments and townhouses, with J1 Beach, the redeveloped La Mer South, at its southern end. Meraas describes terracotta rooflines, whitewashed stonework and pastel-hued exteriors, and counts a marina and yacht club of more than 190 berths. The Land Department files it as the master project La Mer in the area Jumeirah First.

Most of what stands here is finished and sold. Port de La Mer, the marina district, is apartments in named buildings (La Cote, Le Pont, La Voile, Le Soleil, La Sirene and La Rive), and Sur La Mer beside it is waterfront townhouses of three to five bedrooms; Meraas lists both as sold out. In the register the buildings moved from off-plan to completed sales between December 2021, at La Cote, and January 2026, at Le Soleil. The new supply is two ultra-prime projects. Solaya is 234 residences in nine beachfront buildings, by Meraas's count, sold off plan since November 2025. Jumeirah Asora Bay, which Jumeirah announced in April 2025, pairs a hotel of 103 rooms and suites and 20 villas, scheduled to open in 2029, with 29 residences launched with Meraas: four to six-bedroom apartments, a seven-bedroom penthouse and six ocean villas.

It suits a buyer who wants a beach and a marina on the doorstep in central Jumeirah, within about a quarter of an hour of City Walk, Downtown Dubai and the airport by Meraas's estimates, with a freehold title: Meraas calls Port de La Mer the first freehold master community in Jumeirah. It suits less well a buyer on a tight budget, or anyone who wants a new home soon: the finished buildings sell only as resales, and the new projects are still being built.

Living in La Mer

The beach is the point. La Mer South, which Meraas developed, closed in 2022 after four years and was redeveloped by Merex Investment, the joint venture of Dubai Holding and Brookfield that also runs City Walk, as J1 Beach: by its operator's description 500 metres of uninterrupted shoreline lined with restaurants and beach clubs, operating by April 2025 and reachable by sea through an anchorage run by D-Marin. Meraas says La Mer's residents and guests get beach access, pools and beach services at J1. Port de La Mer has its own seaside and marina promenades, and Meraas puts its beaches at 2.5 kilometres.

Getting about is by car. Meraas puts Port de La Mer about 10 minutes from City Walk and Downtown Dubai and 15 from Dubai International Airport. There is no Metro station in the district; most of the Land Department's records give the Trade Centre station as the nearest. Building work continues at the southern end, where Meraas reports marine works and piling complete at Jumeirah Asora Bay and overall progress at 4 percent, so check what is being built within sight of any home before you buy.

Who buys in La Mer

Ownership is a large part of the draw: Meraas calls Port de La Mer the first freehold master community in Jumeirah, open to foreign buyers, and every La Mer record in the Land Department's 2026 transaction data, to early September, is marked freehold. The market is small and resale-led with new launches at the top. The register recorded 366 sales in 2025, 188 of them completed apartments and 142 off-plan, and 143 in 2026 to early September. Solaya's 129 off-plan sales since November 2025 run from two to five bedrooms, and Jumeirah Asora Bay's 30 from four to six.

For a resale apartment, compare it with recent sales in the same building, since the register files each Port de La Mer building separately, and ask what the service charge covers, including the marina and the promenades. For Solaya or Jumeirah Asora Bay, ask Meraas for the completion date and the payment schedule in writing: the pages we read give no handover date for either project's homes, only the 2029 target for the Jumeirah hotel.

Can foreigners buy property at La Mer?

The records point that way, but confirm it for the specific property. Meraas describes Port de La Mer as the first freehold master community in Jumeirah 1, allowing foreign nationals to own property, and every La Mer record in the Land Department's 2026 transaction data, to early September, Solaya and Jumeirah Asora Bay included, is marked freehold. Under Regulation No. 3 of 2006, foreign nationals can own freehold property in Dubai's designated areas outright, with a title deed issued by the Land Department. Before paying a deposit, ask the Land Department to confirm that the unit can be registered to a foreign owner.

What happened to La Mer beach, and what is J1 Beach?

J1 Beach is the old La Mer South. Meraas developed La Mer South, which closed in 2022 after four years of operation for a redevelopment by Merex Investment, a joint venture of Dubai Holding and Brookfield, and was renamed J1 Beach. It was scheduled to open in September 2024 and was operating by April 2025, with restaurants and beach clubs along what its operator calls 500 metres of uninterrupted shoreline. Meraas says La Mer's residents and guests have beach access and services at J1.

Can I buy off-plan at La Mer?

Yes, at the top of the market. The Land Department has recorded off-plan sales at Jumeirah Asora Bay since May 2025 and at Solaya, 234 residences in nine beachfront buildings, since November 2025. Port de La Mer and Sur La Mer are sold out, so their homes come up as resales. Ask for the completion date in the sale contract, and pay only into the project's escrow account.
